What Does a Building Defect Inspection Report Provide?

Ok so you have building defects?

An independent building inspection can provide significant benefits in situations where a builder is not satisfactorily attending to defects in a property. These inspections are conducted by professional inspectors who have the expertise and experience to identify and document both obvious and hidden defects.

Having a comprehensive inspection report in hand gives homeowners a clear and detailed picture of the issues with their property, including any problems they may not have been aware of. This report serves as a valuable tool for negotiating with the builder and getting them to fulfill their contractual obligations.

If required, IBIV can produce a VCAT-compliant report. For smaller matters the preliminary report can often be upgraded to a VCAT compliant report without the need for an additional inspection, this can save the homeowner time and money.

Overall, having a professional independent building inspection conducted can provide peace of mind and help protect a homeowner’s investment in their property.

We tailor our service to your budget and requirements.

Investor Residential defect inspection and report

This service is rapidly growing as Landlords become increasingly aware of Warranty timelines and time limitations to lodge Warranty Insurance claims.

Your property manager is typically very efficient in managing tenant related condition reports and essential safety measures however latent defects can be difficult to identify before significant damage has already occurred. Tenants often are unaware or not concerned by such items leaving the Landlord to pay for rectification of defects they could have reasonably expected to be rectified by the builder or warranty insurer if identified in a timely manner.

We offer a range of inspection options to suit investors such as practical completion or handover inspections, pre lease inspections and post lease inspections. These inspections readily identify leaking baths, bathrooms, showers, balconies, condensation issues, wall, window and roof leaks. Our reports can often be expanded to facilitate various dispute resolution options including DBDRV, VMIA and VCAT without the need for an additional inspection. We strongly suggest at a minimum a 12 month post handover inspection to remain within the 2 year non structural defects warranty and a 5 year post handover inspection to remain within the structural defects liability period.

Practical Completion or Handover Inspections

Independent Building Inspections Victoria can assist in conducting a practical completion inspection by providing a thorough evaluation of the completed home to ensure that it meets all the requirements specified in the building contract. The process in Victoria for conducting a practical completion inspection when a new home is completed under the Domestic Building Contracts Act is as follows:

  1.  The builder provides the homeowner with a certificate of practical completion.
  2. The homeowner contacts IBIV to schedule an inspection.
  3. The inspector visits the site and carries out a comprehensive inspection of the completed home.
  4. The inspector prepares a detailed report on their findings, including any defects or non-conformances, and provides recommendations for rectification.
  5. The report is then provided to the homeowner and builder then the defects or non-compliance are addressed by the builder.

By engaging IBIV for a practical completion inspection, homeowners can be confident that their new home meets all the necessary standards and requirements and is safe, liveable, and fit for purpose.
